Here's the deal

  • Day 45 circled in red

Your identification deadline goes on the calendar the minute the sale records.

  • Day 180 planned backward

Replacement escrow gets built so it lands early, not on the last possible afternoon.

  • Must-haves settled first

Your price floor, terms and move date agreed between us before any counter flies.

  • Nothing slides

Contingencies, disclosures and deposits each get a date and a reminder ahead of it.

  • Loyalties stated

You'll know in writing who we represent. No gray areas.

What We Do Out Here in the High Desert

Some folks call about a house off the highway. Some call about forty dry acres. Some have a rental in Rosamond they want to roll into something bigger. Here's the full lineup. Find yours, then let's talk.

Three Moves From Hello to Keys

  1. Tell us the goal

Buy, sell, lease or exchange. We'll ask about the property, your timing and the number that matters. If it's an exchange, we'll talk about your intermediary and when the sale needs to close. You'll leave the call with a game plan.

  2. Build the calendar

Sellers get a price pulled from recent sales. Buyers get a search tied to a lender pre-approval. Exchange clients get a backward-planned timeline: when to list, when to start shopping replacements, when day 45 and day 180 land.

  3. Work it to the finish

Offers get written or reviewed against your goals. Then every contingency, disclosure and deposit date gets watched. You hear from us as each one clears, straight through signing and keys.

Why People Stick With Us

Deals usually go sideways for two reasons. Somebody caved in a negotiation, or somebody missed a date. We built our whole routine around not letting either one happen to you.

  • Bargaining with a written game plan

Before a number moves, we jot down your must-haves: price floor, repair limits, credits, move date. Each counter gets scored against that sheet. You won't give away the thing that mattered most just to get to yes.

  • Full time, and clear about it

This is the job, not a hobby. And you'll always know in writing who we're representing in your deal, so the advice you get is never muddied.

  • Every date and document tracked

Inspection, appraisal and loan contingencies. Disclosures. Deposits. For exchanges, the 45-day and 180-day marks too. All of it lands on the calendar at the start, and you get a nudge before anything comes due.

Mojave and the East Kern Towns Around It

Mojave sits where Highway 14 meets Highway 58, out in the high desert of eastern Kern County. The Mojave Air and Space Port is on the edge of town, and the wind turbines on the Tehachapi Pass ridges are hard to miss on the drive west. Property here runs from houses in town to big open parcels with no utilities at all. We cover that whole range in Mojave and nearby, from Rosamond, Edwards and Boron to Tehachapi, Keene and California City, plus Lancaster, Quartz Hill and Palmdale down in the Antelope Valley. Arvin, on the valley floor, too.

Town lot or open desert

A house on a paved street and a parcel down a dirt road don't price the same way or need the same homework. We treat each one on its own terms.

Water and access up front

On raw or rural land, we ask about wells, water service, septic and legal road access early. Those answers change what a parcel is worth.

One phone number, the whole map

California City, Boron or Palmdale, dialing (661) 485-4556 gets you the agent who'll run your deal start to finish.

Exchanging? Start the Clock Talk Early

The 45 days start the moment your sale records, and they don't pause for anybody. The best time to plan is before you list. Give us a call and we'll sketch your timeline together.

Mojave Clients Keep Asking Us

Quick answers. Real ones.

What should I fix up before I put my house on the market?

Start with anything a buyer's inspector will flag: leaks, broken fixtures, safety issues, deferred maintenance. Then fresh paint, a deep clean and tidy landscaping usually pay off. Big remodels rarely earn back their cost right before a sale, so we'll tell you honestly what to skip.

How much does an agent cost, and who's paying?

Commission. It comes out of escrow when the deal closes and is usually figured as a slice of the sale price. Listing side, the seller typically covers their agent and can choose to chip in toward the buyer's side. Buyers put in writing how their agent gets compensated, and in some deals the buyer covers it. Real dollar figures land in front of you before you commit.

How much earnest money do I need, and can I lose it?

It's negotiated in the contract and tends to track the price and how competitive things are. The money sits in escrow, not with the seller. Back out for a reason your contingencies cover, before those deadlines pass, and you'd generally get it back. Walk away without a valid reason, or too late, and it's at risk.

What kind of property counts as like-kind for a 1031?

Wider than most folks expect. Real estate you hold to earn income or run a business can generally be traded for other real estate held the same way, anywhere in the country. A rental house for desert acreage, or a shop building for a fourplex, can both work. The home you live in and places bought purely to flip usually can't, and your tax advisor gets the last word.

How long will it take to sell my place?

It depends on price, condition and what buyers can choose from at the moment. A well-priced, well-prepared house moves faster than one that's overpriced. Rural parcels can take longer since the buyer pool is smaller. Once we've looked at recent sales, we can give you a realistic range for your property.

Is the commission negotiable?

Yes. There's no legally fixed rate. You and your agent settle it on paper before any work begins. We cover the percentage, exactly what you get for it and how pay for a buyer's agent would work, so closing day holds no arguments.

What's different about buying raw land or ranch property?

Water and access, mostly. You'll want to know if there's a well, how deep, what it produces, or whether water service is even available. Legal road access, septic feasibility, zoning and utilities all shape what you can build and what the land is worth, so we check them during the contingency period.

Should I sell first or buy first?

Depends on your cash and your stomach for risk. Selling first frees up equity and makes your offer cleaner, though you might need a short-term place in between. Buying first means one move, but maybe two house payments for a while. We'll run both scenarios with your lender before you decide.

Do I have to sign something before we go see homes?

Usually, yes. These days, touring with an agent generally means signing a written buyer agreement first. It lays out our duties and our pay. We read through it together, and no question about it is too small.

The Agent Who Watches the Calendar So You Don't Have To

Real Estate Agent Mojave was set up for people who'd rather not lie awake wondering whether a deadline just passed. That goes double for exchange clients. You get goals written before bargaining starts, every date tracked from open to close and a heads-up before anything comes due. Houses, land, shops, leases and 1031s all get run the same way.
